Structure first

If the foundation, columns and slab pass a structural review, remodeling is almost always the faster path to yield. Structural remediation costs escalate quickly and rarely recover in resale.

Layout second

A building that cannot be re-planned into today's unit mix — smaller apartments, better light, en-suite ratios — will underperform even after a premium finish. If walls have to move on every floor, model the rebuild.

Economics last
